We’re replacing a $460K Charlotte property with a luxury duet projected to reach $1.8M in combined ARV. Demolition is complete, utility work is underway, and permits are expected soon as we prepare to break ground.

Back in July, we closed on another single-family home in Charlotte for $460K, and this one was never going to be a flip. We’re replacing it with a luxury duet, with a build cost near $880K, for an all-in cost of about $1.34M. Each side is projected to sell for around $900K, or about $1.8M combined. The good news is that this one is moving. The house is officially demolished, the water and sewer taps are going in now, and we expect permits any day so we can go vertical as soon as possible. This project is fully subscribed, so a big thank-you to the passive partners who stepped up on it. Now we go build it!
