We closed on a $460K Charlotte property that we’re turning into a luxury duet projected at $1.8M in sales. Demo starts this week, permits are next, and the project is fully subscribed. Now we build.

Back in July we closed on another single family home in Charlotte at $460,000, but this one was never going to be a flip. We are demolishing it and building a luxury duet in its place, each side projected to sell around $900,000, so call it $1.8M on the exit against a build cost near $880,000. The good news is this one is moving. Demo starts this week, we are days away from submitting for permits, and the plan is to get vertical as fast as the city will let us. This project is fully subscribed, so a real thank you to the passive partners who stepped up on it. Now we go build it!
