Our Charlotte two-for-one project is finally nearing the finish line after a few more surprises than expected. Both properties are now listed, the new build is under contract at $358K, and our investors remain protected with returns on track.

We can finally see the light on our Charlotte two for one project, the one with a fix and flip and a new build on the same site. What started out penciled at $120,000 in profit turned into a roller coaster of foundation issues, septic surprises, grading hurdles, and permit delays over a driveway of all things. We started jokingly calling it Break Even, because real estate has a way of keeping you humble. Both are finished and listed now. The new build is under contract at $358,000 and closes this week, and the flip has been getting steady showings. Our investors are protected and will receive their returns as expected. This project is fully subscribed, and honestly I am just ready to close it out, pay everyone their returns, and move on to the next one.
