We are acquiring a 1.3-acres parcel in Charlotte, NC subdividing it into 3 lots with 3 individual sublots each, for a total of 9 buildable townhome sites. This project will clear the land and construct 9 new townhomes (3 per lot), sold individually upon completion. The strategy focuses on acquiring and subdividing the land at an attractive basis, completing vertical construction across all 9 units, and exiting through nine separate retail sales to maximize the total value of the project. We are buying the land for $250k, the total build cost will be around ~$2.03M and then the ARV of the total project is ~$3.29M.
