We closed on this land deal in late May for $75K, with a plan to build three side-by-side townhomes and sell each unit on its own. The build runs about $660K, or roughly $220K per unit, for an all-in cost of about $735K against projected sales near $1.11M, or about $370K per unit. Mecklenburg County has been backed up, so this one took longer than we wanted, but everything is now set and we expect permits any day. We’re ready to go vertical as soon as we get the green light, and we’re still targeting 8 to 12 months from closing to exit. This project is fully subscribed, so thank you to all our passive partners on it.
