We closed on this land deal in late May where we plan to build a side-by-side triplex townhome development and sell each unit individually. The land was purchased for $75,000, construction is expected to cost around $660,000 ($220k per unit), and projected sales come in around $1,110,000 ($370k per unit). We are currently finalizing permits and will look to break ground mid to late August. We have had some permit delays due to Mecklenberg’s permit process being a bit backed up at the moment, but we are almost there! We are targeting a 8-12 month timeline from our purchase/closing date to build and exit for a very healthy profit here. This opportunity is currently fully subscribed.
