We closed on this land deal back in late May at $75,000, with the plan to build a triplex of townhomes side by side and sell each unit on its own. Build cost runs about $660,000, roughly $220,000 a unit, against projected sales near $1.11M, or $370,000 a unit. Clearing wraps up this week and we are just waiting on permits now, which should land in the next 2 to 3 weeks. Mecklenburg has been backed up, so this one took longer than we wanted, but we are at the end of it and ready to go vertical the day we get the green light. Still targeting 8 to 12 months from closing to exit. This project is fully subscribed. Thank you to all our passive partners on it.
