We just went under contract on a single family home between NoDa and Plaza Midwood at $367,500, which only works because we are buying it for the dirt and not the house. We are taking the home down and putting up three townhomes side by side to sell off individually. All in around $1.08M against a combined ARV of $1.71M, call it $570,000 per door. That is the whole thesis right there. Buy the dirt in a pocket where buyers already want to be and turn one tired door into three new ones. We are looking to close this in November.
